Raleigh, North Carolina
We buy houses in any condition across the Triangle and throughout North Carolina. Foreclosure, probate, back taxes, bad tenants, or a place you just cannot deal with anymore. Tell us the situation and we will walk you through your real options, including the ones that do not involve us.
Takes about two minutes. No cost, no obligation, and nobody shows up unannounced.
Start here
Most houses we buy are not really about the house. Choose the closest situation and we will lay out the honest set of options, including the ones where selling to us is the wrong move for you.
Straight answers
AKA Investors is a small Raleigh operation. We do not have a wall of testimonials yet, so here is what we will put in writing instead.
If you have equity, time, and a house in decent shape, an agent will almost always net you more. We will say that on the first call and point you toward someone good. We would rather lose the deal than talk you into the wrong one.
Close in a week, or in three months after the school year ends. Your date, not ours.
No commissions, no fees, no closing costs, no repairs, no cleanout.
Fire damage, hoarder conditions, failed septic, half-finished renovations. We have no minimum standard.
About twenty minutes. No inspectors, no appraiser, no strangers touring every weekend.
Every offer comes with the arithmetic behind it: recent renovated comparables in your neighborhood, our repair estimate, holding and closing costs, and our margin. If a number looks wrong to you, argue with it. Most sellers trust the offer a lot more once they can see how it was built.
How it works
Use the form or call. We ask about the house, but mostly about your deadline and what a good outcome looks like for you.
One visit, roughly twenty minutes. We photograph what we need and get out of your way.
A written offer plus the alternatives we would consider in your position, with the math attached. Take it to an attorney or a family member.
A North Carolina closing attorney handles it. You pay nothing at the table and funds wire the same day.
Honest comparison
A retail listing usually produces a higher gross price. What it costs you is time, money up front, and certainty. Here is the side by side so you can decide for yourself.
| Listing with an agent | Selling to AKA Investors | |
|---|---|---|
| Sale price | Higher gross, if the house shows well | Below retail, priced for condition and speed |
| Commissions | Typically 5 to 6 percent | None |
| Closing costs | Usually paid by the seller | We pay them |
| Repairs | Negotiated after inspection, often out of pocket | None. We buy as is |
| Cleanout | Expected before photos | Leave whatever you do not want |
| Showings | Ongoing, on the buyer's schedule | One walkthrough |
| Time to close | Often 45 to 90 days with financing | 7 to 30 days, or later if you prefer |
| Risk of falling apart | Financing, appraisal, and inspection can each kill it | No lender and no appraisal contingency |
If you have equity, time, and a house in good shape, list it. We will tell you that on the call. We are worth talking to when speed, condition, or certainty matter more than the last few thousand dollars.
For investors
Buyers on our list get new contracts by text the day they go under agreement. Tell us your buy box and we will only send what fits. Proof of funds required before we release an address.
Questions
No, and no cash buyer does. We buy below retail because we take on the repairs, the carrying costs, and the risk that the house holds surprises. What you get in exchange is speed, certainty, and nothing out of pocket. For a lot of sellers the net after commissions, repairs, and a few more months of payments lands closer than they expect.
We are a newer company, and we would rather say that than pretend otherwise. What we will not do is waste your time. You get a written offer, the math behind it, and a clear answer about whether we are actually the right fit. If we are not, we will say so.
No. We are investors, not real estate agents, and we do not earn a commission on your house either way. If listing serves you better we will refer you to an agent we trust and step out of it.
Sometimes, yes. We buy some houses ourselves and on others we assign our purchase contract to a partner or another investor who closes in our place. Either way the price you agreed to does not change and your closing date does not change. We put this in the contract in plain language so there are no surprises.
Call as soon as you can. North Carolina power of sale foreclosures move faster than most people expect, and options disappear as the sale date gets closer. There are usually still several available: reinstating the loan, a short sale, selling before the auction, or in some cases us bringing the loan current. The worst outcome is waiting until the week of the sale.
Leave it. Furniture, appliances, a garage packed to the ceiling, all of it. Take what matters to you and we handle the rest after closing. This is the single most common thing people apologize for and it genuinely does not change how we look at the house.
Normal, and workable. We can hold a contract while probate finishes, and every heir or owner gets the same written offer so nobody feels rushed or cut out of the conversation.
Nothing. No fees, no commissions, no closing costs, and no obligation to accept. If you look at the numbers and walk away, that is a completely fine outcome and we will not chase you about it.
Next step
One conversation. No pressure, no cost. Worst case you hang up knowing more about your own situation than you did this morning.
